Title of the articleTo the determination of optimal longevity of mass housing’s enclosing structures
Abstract.Longevity of the building is defined as a longevity of load-bearing and enclosing structures, that is, both the preservation of the building strength and comfort in it. However, the buildings are undergoing both a physical and moral deterioration, and in determining the service life of the structure should take into account both the process, i.e. economically feasible to determine optimum durability. The paper analyzes the processes of physical and moral deterioration of mass housing buildings and shows that the obsolescence of buildings is faster in a few times. In this regard, the article attempts to define the joint consideration of these processes on the basis of socio-economic development of regions. Durability of load-bearing systems of buildings, including the structural layer of envelope made of artificial stone materials is much higher durability of exterior insulation and cladding layers. Because of this service life of load-bearing systems and building envelope may not be the same. Authors suggested a durability of external walls determine as durability of two functional layers: thermal insulation and outer cladding, and the service life guards to determine as the duration of operation without loss of thermal protective and decorative qualities of these functional layers.
