Abstract. | The stimulation of the construction companies involved in the auction process, it is possible already at the stage of the auction of land plot allocation for construction of objects of the real estate. To do this, the organizers of land auctions is recommended to use the principles of commercial crediting of construction organizations, ensuring the uniformity in the use of their current assets without a significant one-time withdrawal of cash from his, and so the limited budget. Is proposed and considered the scheme of the mechanism of commercial crediting of the organizers of the land auctions of builders of land and property complexes. Model of credit is fairly simple, but its essence is in the following. In carrying out a land auction winner according to the terms of the auction of a land plot developer, receives from the organizer of the auction additionally commercial loan at a pre-specified interest. The developer gets the opportunity to pay the whole amount for the land plot only partially and at the expense of borrowed funds the organizer of the auction. The other part is paid gradually at the expense of own funds (SS) of the borrower. Thus the organizer of the auction of substantially reduce the risks from a possibly lengthy procedure of obtaining from the developer of money for the payment of the sold land plot, but the developer, the participant of the auction, gets an opportunity not to withdraw considerable resources from its own floating assets, and directs the released funds in their core activities. |
