| Abstract. | Problem Statement. The lack of integration of urban planning documentation with other urban development strategies, such as transport, environmental, or social policies, leads to a discrepancy between plans and the actual needs of the population. Therefore, it is necessary to analyze the theoretical foundations of the influence of urban planning documentation on the development of the city of Kurgan, taking into account the harmonization of the municipality’s socio-economic indicators. This analysis also requires the assessment of the existing urban planning zoning of Kurgan to identify ineffective areas and propose improvements. The relevance of this topic is determined by the fact that cities are constantly growing and developing. Proper zoning of the city’s territory facilitates the efficient use of land resources, the creation of comfortable living conditions, the conservation of natural resources, and environmental improvement. The objective of this study is to identify the characteristics of urban planning zoning in Kurgan. The tasks are to define the territorial zones of Kurgan (residential, commercial, industrial, recreational, etc.), identify their characteristics, and their distribution across the territory. The analysis of development density, environmental constraints, accessibility of social services and infrastructure, and the number of historical and cultural heritage sites was conducted; amendments to the Land Use and Development Regulations for the city of Kurgan were proposed, taking into account the identified characteristics. Results. The main findings of the study include a comprehensive study of Kurgan’s urban zoning, taking into account its physical, geographical, and socioeconomic conditions. Conclusions. The significance of the results obtained is that the identified characteristics will help determine areas for preserving the city’s historic development and formulate recommendations for improving urban planning solutions within the context of sustainable territorial planning for the municipality. |
