| Аннотация. | Плановые капитальный и текущий ремонт являются основой эффективной технической эксплуатации многоквартирного дома. Именно данные технические мероприятия обеспечивают надежность, безопасность и нормативные сроки службы строительных конструкций и инженерных систем многоквартирного дома и приводят к росту качества жилищно-коммунальных услуг. Стабильность плановых заданий по капитальному ремонту объектов городского хозяйства обеспечит гармоничное развитие городов, развитие долговременных хозяйственных связей с поставщиками, а также непрерывность финансирования ремонтно-строительных работ. |

| Abstract. | The planning system overhaul is one of the functional units in a single system operation and maintenance of residential buildings. It maintenance, repairs and renewals act as interrelated and interdependent elements. Planning of maintenance should be linked to the planning of the current repairs, and maintenance plans to form a common repair cycle with major repairs. During the formation of long-term plans for capital's housing stock should be considered proper use of available resources, focusing on the main lines of their plan, mobilizing for this purpose all available reserves and finding sources and ways to ensure the planned building of additional financial, material and labor resources. The level of living conditions in old houses dictates the need for increased maintenance. So now the most important and primary task is to research the real justification of the principle of optimal combination of economic and social factors, repair houses, is to develop in the first place, the ways and means to achieve the most efficient use of financial, material and human resources. To determine the optimal number of homes for overhaul form the dependency for capital on the degree of deterioration of the housing stock and years of construction of apartment buildings. |
