| Аннотация. | В статье рассматриваются варианты определения продолжительности строительства на основе влияния внешних факторов. На данный момент ни один из существующих методов определения продолжительности строительства не отвечает требованиям реального времени, вследствие чего возникают дополнительные затраты и организация несет убытки. Проведен анализ эффективности методов определения продолжительности строительства. Предложены варианты по усовершенствованию существующих методик оценки продолжительности строительства с учетом внешних факторов. |

| Title of the article | Ways of calculating the period of building process considering external factors |
| Abstract. | In foreign and domestic literature different types of analysis of external factors are proposed. In particular, types of social and economic systems’ analysis and studies about investment prospects and risk level. Usually proposed methods don’t cover completely needs and interests of both parties of investment and construction project. Also while making construction schedule these methods don’t consider external factors. At a time when market conditions, taxation policy, natural specifics, regulatory acts change so quickly the problem of calculating properly the period of building process requires careful examination and using the scientific research. Currently installed communication between members of investment and construction project is hard to characterize by general equivalent that can be used in any method of determining the time of construction. Considering all the possible factors that can influence the time definition method, the study should be focused on transition from common to private. In general, the terms of construction has an approximate value, far from the actual. But in cases when we can carry out a substantial analysis of decision options the quantity can be measured in units. Integrated approach with expert’s methods and also characteristic scales that give an opportunity to calculate more correctly the period of building process are suggested to be used. Reduction of construction terms increases the efficiency of capital investments. Moreover, it helps to boost economic development and fastest payback of capital investments. In addition, reduction of construction terms reduces the overheads and makes more efficient construction equipment usage possible. |
