| Аннотация. | На сегодняшний день в условиях кризисной экономики и ситуации на внешнем рынке право на управление капитальным строительством могут получить только лишь лучшие из множества строительных организаций. Подрядные торги в строительстве являются эффективным способом выбора участников инвестиционно-строительного проекта, основанным на конкурсной основе, тем самым создавая конкурентную борьбу участников. Каждый из участников стремится предложить лучшие условия по ценам, качеству работ и срокам их выполнения. Задача заказчика принять верное решение. |

| Title of the article | The influence of duration factor in construction projects on managerial decisions at the time of tendering |
| Abstract. | Construction, one of the largest industries in the world economy, is constantly evolving, with new technologies, the introduction of new techniques and methods of robotiс distant control. The most daring predictions say that fully automated machinery soon will take place of conventional machines. However it is important not to forget that robot is operated by the human. This could be the possible reason of the problems associated with the failure of terms of commissioning. Most errors in construction process arise due to wrong management decisions. In order to improve the literacy of construction management, we examined the influence of duration factor in construction on decisions taken at the time of contract bidding. Contractors bid on a competitive basis, the construction contract is signed with the best of the applicants. The manager’s task is to select the winner correctly. It is necessary to estimate the real period of construction indicated in the applications, which were received from the applicants. Delivery date is one of the main selection criteria. However, the present methods for determining the duration of construction do not take into account the impact of external factors, being too averaged, time-consuming, making it difficult to use at the stage of the tender. To solve the problem of determining the duration it is more efficient to use the integrated approach. In this article we prove that optimal choice of applicant to implement a specific investment program depends on number of applicants, the correct evaluation from the standpoint of the interests of participants in the construction of the investment, as well as the structure of the system itself, the nature of the its participants interaction. To find a compromise solution matching the construction period a program KMPR-3 has been developed. |
